1. Is a feasibility study included in the package?
Feasibility studies are generally conducted prior to starting the concept design stage. The architects require a lot of information at this stage. A feasibility study will give you a rough budget of the entire project from planning, site and building complexities are also part and parcel of a good feasibility study. Not all architects offer these as part of their package. If so, you need to know the extra cost well in time so that you are not taken unawares.
2. What number of designs can they come up with?
During the ’concept design’ stage, an architect is expected to give you several designs from which you can choose. These can be digital designs or hand drawn designs before you hire an architect, ask them how many iterations are included in their package. Some designers can offer to keep adjusting till they get it right; others will start to charge a fee after a certain number of tries. This must be clearly stated.
3. Are approval fees included in the package?
All building sites will require to be approved before any work can commence. These can be required during the planning stage or the building permit approval stage. Local authorities or building surveyors are in charge of giving such approvals architects usually prepare all the documentation for this process. You need to know if this will be charged separately or it is included in the main fee.
4. Will the architect monitor the whole project?
Architects do not finish their job when the plans have all been approved. They are an integral part of the whole building process. They monitor the quality of the building, the budget and help the project to stick to the given time frames. You need to ask your architect what they can offer you at this stage of the project and how they feel they are qualified to make a difference.
